93 sqm approx living. And 12.1 sqm approx balcony

Sitting top floor, in this boutique building of only 6 apartments.

Initially a delightful design, furthermore with just the 2 apartments per level.

Live atop with light filled living, and distant views to South Yarra, Hawthorn and Kew - on top of polished floors - and its expansive balcony.

Enter the apartment via passage, which opens to cathedral ceiling living - with windows on two sides
---the adjacent kitchen with stone bench tops, stainless steel appliances makes it easy to enjoy
--a wonderful flow from kitchen to lounge, to balcony terrace - which could easily seat 8 to 10 on an afternoon BBQ

There are two robed bedrooms, and 1 large bathroom - all coming off another passage for separation. Ideal for a couple for example, who might have visitors/ or if decide to purchase here for an investment then the separation works well for sharing tenants.

We have all the intercom services and other mod cons. Two air conditioner/ heaters. There is an easy lock up parking space on title (which is direct access off the street - no stackers) and your own shed for additional storage too.

We can speak volumes about the location- about Victoria Street alone

"Victoria Street is well served by public transport, with several tram routes running along portions of its length, including the 24, 57 and 109 routes. In addition, its western end is located near North Melbourne railway station, and North Richmond railway station is near its intersection with Hoddle Street.

The Richmond and Abbotsford stretch of Victoria Street is also one of Melbourne's better known restaurant strips, hosting many Vietnamese restaurants and grocery stores, and the Victoria Gardens Shopping Centre."

We are located between Church Street and Burnley Street, Richmond - Burnley Street where it is Victoria Gardens shopping, on the way to Hawthorn Kew - and in proximity to enjoy the Yarra

The Yarra Trail - "In Richmond the path meets up with the Gardiners Creek Trail. After going under the Victoria street bridge in Abbotsford the path reaches the Walmer St shared pedestrian and cycle bridge.

Once across the bridge on the north side of the river, travel halfway up the short steep hill (Walmer St) and turn immediately to the left (west) into the park. Travel along the path until it reaches Yarra boulevard, where the path descends to cross the Yarra River again at the Gipps Street shared pedestrian and cycle bridge. Alternatively continue to follow the Yarra boulevard to Studley Park - see below.

At Gipps Street, flights of steps connect to the concrete path on the western side of the river. Some cyclists choose to avoid the steps and ride the back streets of Abbotsford to meet the trail at the Collingwood Children's Farm."

There are all the other city attractions from being here. The ability to quickly access the city and the large hospitals for work, then come home to here - to enjoy
